Rental calculator
What could it earn?
Our owners rent single-container homes for about $1,200 a month and two-container homes for about $2,000 a month on long-term leases. Nightly rentals can do more. Move the sliders and see the math.
How will you rent it?
Configuration
Where is it going?
Defaults use Phoenix metro assumptions.
Monthly rent
Tiny Custom House single-container units currently rent for about $1,200 per month.
Vacancy allowance
About three weeks of turnover per year is a reasonable planning figure.
Nightly rate
Arizona averaged an ADR of $215 across all short-term rentals in 2025. Small, well-styled units in scenic areas sit above that; in-town backyard units sit below.
Occupancy
Arizona short-term rentals averaged 60% occupancy in 2025. First-year listings usually run below the market average.
Operating costs
Covers insurance, maintenance, property tax and reserves. Nightly rentals add cleaning, platform fees, utilities and supplies — usually 30–40% all in.

Three scenarios
The same home, three honest sets of assumptions. Plan on the conservative column.
Before you count on the income
Check the rules first
Arizona limits how far cities can restrict short-term rentals, but permits, licensing, occupancy caps and taxes still vary by jurisdiction. HOAs can ban nightly rentals outright. Confirm this before you build.
Long-term is the floor
Nightly rental income is real but volatile. If the numbers only work at 65% occupancy and $250 a night, the project is fragile. We tell owners to underwrite at the long-term lease number and treat nightly upside as a bonus.
Outdoor space pays
Across our own rentals, the biggest jump in nightly rate came from a rooftop deck and covered outdoor living, not from interior finishes. It is usually the highest-return upgrade on the list.
