Site Discovery is the on-site study that turns an estimate into a real scope. Most of the horror stories in this industry — permits denied, utilities twice the budget, no crane access — are things a site visit would have caught in an afternoon.
What we do on your property
- Confirm zoning, allowed use and whether an ADU or container dwelling is permitted on your parcel
- Verify setbacks, height limits, lot coverage and any easements of record
- Locate existing water, sewer or septic, electric service and panel capacity
- Assess grade, drainage and soil conditions for the foundation type
- Measure truck access, turning radius, overhead lines and crane placement
- Photograph and dimension the buildable area
- Flag HOA architectural review requirements where they apply
- Identify anything that will drive cost — rock, long utility runs, retaining, tree removal
What you get
- A written site report with photographs, measurements and findings
- A firm build scope for your specific lot, not a generic estimate
- A real site-work and utility number replacing the allowances in the design tool
- A permitting path naming the jurisdiction, the submittals and the realistic timeline
- A go / no-go recommendation — including telling you not to build, if that is the answer
What it does not include
- A stamped survey or ALTA boundary survey
- Geotechnical drilling or a formal soils report, if engineering requires one
- Permit application fees paid to your jurisdiction
- Architectural or structural drawings, which come at design review
- Utility company connection fees or capacity studies
- Any guarantee that your jurisdiction will approve the project
Site Discovery fee
$1,250
Phoenix metro. Outside the metro, the fee is $1,250 plus travel — quoted before you book.
Credited in full toward your build. If you move forward, the entire fee comes off your contract price. If our report tells you not to build, you keep the report and owe nothing further.
Site Discovery is scheduled after a consultation call so we can confirm the property is a reasonable candidate before you pay for anything. Terms are provided in writing before booking.
